Soil on your block
The ground here is clay. It swells when it gets wet and shrinks when it dries out. That movement can push on a home, so the slab and footings have to be built for it. A soil test on your block sets the exact rating. It is often Class M to H, and Class P on the worst ground. We never just guess it.
Rules to check
Land close to Skeleton Creek or Dry Creek, within about 100 m, sits in a flood zone (an Urban Floodway Zone). Building there needs a permit. Blocks back from the creeks are usually fine. Always check your own block on VicPlan.
