Melbourne's West · Fixed price

How we build. No surprises. No silence.

Five stages, in order, with the timing named and the things that can move it named too. No twelve months of wondering what is happening on your site.

How long it takes

How long will it take?

Two stretches decide it, and only one of them is ours to promise. Here is which, plainly.

Varies

  • Design
  • Council approval
  • Land titles

Council and titles run on their own clock. We map real dates for your block at the first meeting.

6 to 8 months

  • Slab
  • Frame
  • Lock up
  • Fit off
  • Keys

Each stage is finished and inspected before the next one is invoiced.

What can move it

Weather, council and materials. Every build meets one of them. You hear it from us, not from the silence.

What never moves

The price. Agreed before we start, and a delay is not a reason to reopen it.

The process

From your block to your keys.

The same five stages on every Zaman build, whatever we are building. Each one is finished and inspected before the next is invoiced.

(02) — DESIGN

Your home, drawn to fit your life.

Custom to your site, your orientation, your budget — never a catalogue box.

We design around how you actually live and the block you're building on — light, aspect, the way your family moves through a day — and refine it together until it's right.

  • Drawn to your site & orientation
  • Refined with you, not handed to you
Design: Your home, drawn to fit your life.

(03) — FIXED PRICE

Your price, locked before we build.

A fixed-price contract, every inclusion itemised in writing.

Before a single brick is laid, you get one transparent price with everything itemised. The number we agree is the number you pay — that's the whole point of Zaman.

  • Fixed-price building contract
  • No surprise variations mid-build
Fixed price: Your price, locked before we build.

(04) — BUILD

Watch it take shape — without the silence.

Regular updates and one point of contact, the whole way through.

Your own site supervisor and one person who knows your build, with regular updates as it rises. No twelve months of radio silence wondering what's happening.

  • One point of contact, start to finish
  • Regular progress updates

The part people complain about most

You will not have to chase us.

Ask anyone who had a bad build and they rarely lead with the delay. They lead with not being able to get an answer.

01Who you deal with

A salesperson signs you up, then hands you to a supervisor you have never met.

02How you hear
How it usually goes

You ring, you leave a message, and you find out weeks after it happened.

How it goes here

A checkpoint at every stage, because each one is inspected before it is invoiced.

03What was agreed
How it usually goes

A chat on site that nobody wrote down, remembered differently six months later.

How it goes here

Anything that changes the build or the price is confirmed in writing.

Energy & comfort

Seven stars, explained properly.

Most builders let you meet the energy rating for the first time as a line on a contract. Here is what it actually means for the home you are about to live in.

7Star minimumEvery new Victorian home

The standard has applied to every new home in Victoria since 2024. Any builder presenting it as an upgrade is charging you for the law.

01

It is the law, not an upgrade

Every new home in Victoria has to reach 7 stars. It should never appear on your quote as an optional extra.

02

What it changes in your home

Glazing, insulation, sealing and the way the house sits on your block. Designed in from the first sketch, not added at the end.

03

Why it is worth more than the star

A home that holds its temperature is cheaper to run every year you live in it. The rating is the compliance number. The comfort is the point.

04

Included in your fixed price

Everything needed to reach the standard is inside the price we agree, not a variation arriving halfway through.

Start your home

Every build starts with a look at your block.

Free, no obligation. You deal with the builder directly.
